Garden and Communal Area
If you have exclusive use of a garden, it is your responsibility to keep it clean and tidy. We do expect that gardens are maintained and kept clear of rubbish so they do not become a nuisance, encourage rodents and other vermin and detract from the area generally. If you do not maintain your garden, you will be in breach of your tenancy.
If you share a garden with your neighbours in a block of flats, in most cases it will be our responsibility to maintain the garden. (Please check your tenancy agreement). There will be a service charge applied to your rent for this.
If you live in a block with shared stairs, landings and hallway, we usually employ a cleaning contractor to clean these areas and apply a service charge for this.
If you live in a block of flats where we are not the owner, the superior landlord will provide services to the block and we will apply a service charge for these services.
If there is not a cleaning contract in place, it will be the responsibility of all the tenants in the block to share the cleaning of the communal areas.
In all cases, you should make sure that communal areas are kept free of obstructions such as bikes or children’s buggies. Blocking the communal areas is a breach of your tenancy agreement and is a health and safety hazard. Any items left in communal areas are a fire risk and will be removed, without notice.

Moving into a new home can be a stressful time with all the arrangements that have to be made. However we hope that you see it as an enjoyable experience and the start of a new chapter in your life.
We want you to enjoy your home as fully as possible and the following information has been provided to help you to settle in and to aid you throughout your time as a Christian Action Housing tenant.
If you are just moving in, there are a number of things that you will need to do:
