Your Rights And Responsibilities

Your tenancy agreement is a legal contract between you and us and sets out your responsibilities as tenant and ours as landlord. We use a variety of tenancies including Secure, Assured and Assured Shorthold agreements.

You can view a copy of our current tenancy agreements on the next page. There are common obligations within each tenancy. As a general rule these include:

Tenants’ obligations:

  • To use the property as your main home.
  • To ensure that your rent is paid fully and in advance.
  • To pay your council tax and water rates as required.
  • Not to operate a business at the property without our permission or to use the property for illegal purposes.
  • To ensure that you, members of your household and your visitors do not cause any kind of nuisance or harassment to your neighbours, Christian Action staff or contractors. 
  • Not to house pets without permission and to keep them under control at all times.
  • To decorate and clean your home as often as necessary to keep it in a re-lettable condition.
  • Not to cause damage to the property or communal areas.
  • To make good any damage caused by mistreatment.
  • To report repairs promptly.
  • To give access to contractors and Association staff to inspect the property or to carry out repairs when required.
  • To seek permission before making alterations in your home, including the fitting of television aerials and satellite dishes. 
  • Not to pass the tenancy to any other person without the Association’s agreement.
  • Not to take in lodgers or sublet your home without permission.
  • Not to use paraffin, oil or calor gas heaters, cooking equipment or other such equipment in the property.
  • To follow any necessary regulations that the Association may make for living in a block of flats.
  • To keep communal areas clear, tidy and clean.
  • To keep gardens tidy, maintained and clean.
  • To give the required notice period in writing if you wish to end your tenancy.
  • To remove all belongings and rubbish when you move out of the property and to leave it in good condition. 

Christian Action’s obligations:

  • To keep the structure and exterior of the premises in good repair.
  • To keep installations such as basins, electric wiring, heating etc. in good working order.
  • To take reasonable steps to ensure that all communal parts are in reasonable repair and fit for use for tenants and visitors.
  • To give notice to inspect or carry out repairs in your home unless it is an emergency or if there is risk of injury or damage.
  • To confirm in writing that a repair has been reported.
  • To decorate external parts every 5 years if required.
  • To insure the building structure against damage.
  • To provide information on the terms of your tenancy, our repair obligations, consultation procedures and re-housing policies.
  • To follow the correct legal routes if we wish to end your tenancy.
  • To agree the succession of tenancy for qualifying successors.
  • To agree to the exchange of tenancy providing all grounds for the exchange are met.
