Right To Compensation For Improvements

You have the right to receive compensation from us for certain improvements you have made to your home. You would only receive this at the end of your tenancy. There are however conditions to this right:

  • The improvement must be one of the qualifying improvements contained in the list at the end of this paragraph.
  • You must have received written permission from us before doing any work
  • You must have obtained at least three estimates for the work and state why you have chosen a particular contractor

The improvements for which you can claim compensation are as follows:

  • Bath or shower
  • Wash hand basin
  • Kitchen sink
  • Toilet
  • Work surfaces for food preparation
  • Space or water heating
  • Thermostatic radiator valves
  • Loft insulation
  • Insulation of pipes, water tank or cylinder
  • Draught proofing of external doors or windows
  • Cavity wall insulation
  • Double or secondary glazing
  • Security improvements (but not including burglar alarms)
  • Rewiring or electrical fittings (including smoke detectors)

Compensation is based on the value of the improvement and when it was done, with a reduction in the value calculated over the period of time since the work was carried out. The maximum payable is £3,000. You cannot normally claim if you are subject to a possession order for breaching any terms of your tenancy. Remember, compensation is only paid at the end of your tenancy.
