The Housing Services Team

The Housing Team is available to assist you with housing matters such as rent payment, housing transfers, estate management, tenancy issues, antisocial behaviour and tenant involvement. The officers have specific areas of responsibility, as shown below, but each member of the team will be happy to assist with your enquiry and will pass it to the appropriate officer as necessary.

Ian Martin -Director of Housing and Neighbourhood Services

Ian is the Director of Housing & Neighbourhood Services and is the Association’s lead officer for Equality and Diversity and Customer Care. 

The Housing & Neighbourhood Services Department includes the Housing Services Team who provide housing and services to general needs tenants; our Supported and Retirement Housing Services who provide accommodation and services for young people, older people, people with disabilities and survivors of domestic violence; and our Neighbourhood Services which includes services such as a play project for people who are homeless and living in temporary accommodation, supporting youth facilities and a community hall.

Ian also manages the Association’s Social Enterprise which provides employment opportunities for local young people and delivers some of the Association’s cleaning and grounds maintenance services.

Penny Grubb -Head of Housing

Penny’s role is to ensure that the Association’s strategy relating to housing management is implemented in the daily delivery of services to a high standard in line with our statutory obligations.  Penny also ensures that the day to day management of the housing service team is carried out effectively and efficiently.  

James Onwordi -Housing Team Leader

James is responsible for the management of Revenue and Neighbourhood Officers. With the specific task of ensuring income maximization, voids and allocations management. 

Rowena Ferro -Neighbourhood Officer for the Enfield area

Eva Coldwell -Neighbourhood Officer for the Barnet, Haringey and Waltham Forest areas

Rowena and Eva’s role is to carry out lettings for new and void properties, tenancy management, resident involvement, estate inspections, providing housing advice and day to day housing matters.  Generally the Neighbourhood Officer is the main point of contact between Christian Action Housing Association and our tenants. 

Dave Woodcock -Anti Social Behaviour Officer

Dave is responsible for investigating and dealing with allegations of anti social behaviour for the Association, in line with company policy. 

In order to carry out the role effectively, Dave liaises with partner agencies and meets with them to discuss specific problems in given areas and to assist in formulating and implementing antisocial behaviour policy and strategies.

Dave compiles case papers and attends court for injunction applications, possession orders etc. and assists in implementing any court orders given.

Carla Moye -Revenue Officer for the Barnet, Haringey and Waltham Forest areas 

Gerry Francis-Smith Revenue Officer for the Enfield area

Gerry’s and Carla’s role is to ensure that full rent is collected from CAHA’s tenants, including any arrears, and to follow the Associations policies in taking action against residents who fail to do so.  This action includes representing CAHA at Court and attending evictions.  Gerry and Carla also work with residents to ensure that they understand their obligations regarding payment of rent and any benefit claims in order to maintain their tenancies.  They also offer welfare benefit advice or debt counselling or refer tenants to the appropriate services that can assist them. 

Terry Cyrille -Compass Support Worker

Terry provides support for  vulnerable general needs tenants of the Association.

Terry helps tenants to maintain their tenancy by offering support and advocacy on matters such as; advising on and assisting with welfare benefits and budgeting issues; life skills training; physical and mental health matters; disability; addiction; looking after the home, health and safety and keeping to the conditions of the tenancy.

Kamran Mahmood -Estate Services Performance Officer

Kamran is responsible for monitoring the performance and processes of the Association’s estates services contractors. Kamran ensures that contract performance and customer satisfaction is regularly monitored and he regularly checks customer complaints, from a variety of sources. Kamran works to resolve these complaints as far as possible within the scope of the role and provides feedback to tenants to ensure resident satisfaction is achieved.

Sam Powell -Team Assistant

Sam is responsible for providing administrative support to the housing team in all areas of their work. This involves answering the phone and dealing with enquiries, taking messages for team members when they are in meetings or out on visits and dealing with tenants in reception when team members are unavailable.  Sam also manages the Allpay services such as direct debits, ordering rent cards etc. 

Linda Slight -Housing Finance Assistant

Linda is responsible for the technical and financial administration of tenants' accounts, such as commencing and ending rent accounts, administrating rent increases, calculating service charges, and providing quarterly rent statements for all tenants.

Linda also prepares performance reports for management and submits property and lettings data to the relevant authorities and agencies.
